Being the owner of rental properties is not as much fun as I thought it should be. I really thought that all I had to do was purchase a couple of rental properties and find tenants. I never gave any thought to the upkeep of the homes. I only looked at the income that I would be raking in. I should have considered the repairs and added it into the leases. I really think the renters should be responsible for their own repairs. I think the worst part of it all is all of the phone calls I get when there is something wrong with the HvAC system. I make sure the HVAC company goes to the homes and does maintenance on both the air conditioning and heating. Dealing with the HvAC company at my beach homes is a real pain, but dealing with the tenants is even worse. I have to get definite answers from the renters as to when they will be home for the HVAC tech to come into the house. I guess I could tell them the date and make sure they are home, but that doesn’t work. Then, if they won’t stay home, and the HVAC isn’t maintained, I get phone calls when the furnace or air conditioning breaks down. I know I must have heating in every home that I own. I don’t have to have air conditioning. The next time an air conditioning unit breaks down, I am going to have it removed. I will have it written in the lease that every tenant must provide their own window air conditioning units.
