I have several rental apartments and I am constantly looking for more.
Before I allow anyone to move in, I make sure there is a food heating system in place. I don’t care if the walls look ugly or if there is a rug so old that my grandmother may have bought it. As long as I supply them with running water and heating, I am happy. When I purchase a rental, I don’t care if the HVAC is in good shape. I will make sure the heating is good, but the air conditioning goes away. I have enough problems with the heating and it costs me quite a bit of money to keep the furnace running. Worrying about heating repairs is a real pain when you are a landlord. That is why I put a new furnace into every rental that I have. I make sure I have the furnace inspected at least once a year and I have an HVAc tech come in and change the air filters. I have been slowly making major changes to the leases that I have for my tenants. I hate the idea that I have to pay for everyone’s electricity. I know that they use a lot of energy and I don’t understand why I have to be responsible for what they use. I am going to make it so that my tenants are responsible for their own energy and for their own air conditioning. Getting rid of air conditioning is one less headache for me, and I have enough headaches already..
